How do I quote properties with Gut Rehabs?
In the process of quoting a property, you may encounter a specific question regarding "Gut Rehab." This question is designed to gather essential information about recent updates to the property. It will only appear under certain conditions, which are outlined below. Selecting "Yes" to this question triggers several important actions that are crucial for the quoting process.
Actions Triggered by Selecting "Yes"
An Advisory Alert Will Appear
When you select "Yes," an Advisory Alert will be generated. This alert serves as a reminder that proof of the building updates will be required before binding the policy.
The message now clarifies that this requirement applies to Vave quotes only. While this warning does not prevent your submission, it is an important early notification to prepare the necessary documentation.
You Will Be Prompted to Upload Documentation
If the application proceeds to binding, you will encounter a new upload requirement in the “Complete and upload documents” section. At this stage, you can upload various forms of evidence, including photos, invoices, statements, and other documentation that supports the renovations made to the property.
This requirement continues to apply for Vave quotes, and proof must be provided at the time of binding.
Conditions for the Gut Rehab Question to Appear
The Gut Rehab question will now appear when updates to Plumbing, Electrical, and HVAC are indicated.
These systems no longer need to share the same update year.
Accurately completing the Gut Rehab section is essential for preventing policy misclassification and compliance issues, as well as ensuring that all underwriting details are correct before binding the policy.
Vave Gut Rehab Underwriting Guidelines
For buildings constructed between 1930–1950, Vave will refer submissions if a gut rehab is indicated.
For buildings constructed after 1950, Vave quotes will be provided (subject to eligibility) but will require proof of building updates at the time of binding.
Carriers other than Vave will not impose additional requirements or subjectivities on submissions that indicate gut rehab.
